Keeping Established Driveways in Service

Asphalt paving in Brownfields is mostly about extending the life of what is already on the ground. The census-designated place counted 5,229 people in 1990 and 5,145 in 2020, almost no change in three decades, and it had 2,024 housing units in 2000. With little new building, most jobs here are replacing worn driveways, repairing edges and potholes, overlaying tired blacktop and sealcoating.

Between Baker, Central and the river

Brownfields lies about 10 miles northeast of downtown Baton Rouge. Baker borders it to the north, Baton Rouge to the southwest, and the Comite River forms its border with Central to the east. The Comite flows south into the Amite, and both rivers reached record levels in August 2016. Properties closest to the river tend to show the most water damage under their pavement.

Runoff and broken edges

Lots that slope toward the Comite carry rain across driveways on its way downhill. That moving water finds the edge of the asphalt, washes out the soil underneath and leaves the edge unsupported. Tires finish the job, and chunks break away. Common signs:

  • Edges crumbling or cracked in a line a few inches in from the side
  • Dips where water has run under the pavement
  • Potholes along the low side of the drive

The repair is to cut back to sound pavement, rebuild the base and edge, and pave, then compact or reshape the shoulder so the water goes around the drive instead of under it.

Parish culvert rules

Brownfields is unincorporated, so ditch crossings fall under the City-Parish Department of Development. Under its culvert permit, a driveway pipe has to run at least 24 feet, PVC and HDPE are off the table, and an inspector checks the trench, bedding and grade before the ditch is filled back in. If your driveway work involves the ditch, we sequence the culvert first.

Overlay or full replacement

If your drive is firm but faded and cracked on the surface, an overlay is a good value: a new layer over the old, with milling at the street and garage so heights still work. If the drive has failed across most of its area, overlaying it only hides the problem for a short time. We show you which case you have at the estimate.

Spreading the work out

Many Brownfields homeowners prefer to handle pavement in steps: fix the broken edge and the worst potholes now, seal the rest, and plan a full replacement later. That is a reasonable approach when the base is mostly firm. Each item is priced on its own line in the written estimate so you can choose what to do first.

Brownfields Questions

Why is the edge of my Brownfields driveway breaking off?

Runoff has usually washed out the soil under the edge. We rebuild the edge and reshape the shoulder so water stops running underneath.

Can my driveway be overlaid instead of replaced?

If the base is firm, yes. If most of the drive is soft or broken, replacement lasts much longer.

Who permits a culvert in Brownfields?

The City-Parish Department of Development, since Brownfields is unincorporated.
