What Sealcoating Does and Does Not Do
Sealcoating is a thin protective layer applied over asphalt. In Baton Rouge, where summer sun is strong and rain comes often, sealcoating slows the oxidation that turns black asphalt gray and brittle and helps keep water and spilled fuel from soaking into the surface. It also makes a driveway or lot look new again. What it does not do is fill potholes, level low spots or fix a failing base. Those need repair first, and we tell you if that is the case.
Timing around the weather
New asphalt needs time to cure before it is sealed; HomeGuide advises waiting three to six months after paving. After that, resealing every few years is typical, with cost guides giving ranges from two to ten years depending on the sealer and the climate. Sealer needs dry weather and temperatures roughly between 50 and 95 degrees. In Baton Rouge the temperature is rarely the problem. Rain is. A coat that gets rained on before it sets can streak or wash off, so we watch the forecast closely, work mornings in summer, and move the job if storms are building.
Humidity and shade
Relative humidity here averages close to 74 percent, and it runs higher in summer. Humid air slows drying, and so does shade. Many Baton Rouge driveways sit under live oaks and magnolias that keep the surface damp after rain and drop leaves, pollen and sap. We clean those surfaces thoroughly and allow more cure time before traffic. HomeGuide notes that fast-dry sealers need temperatures above 75 degrees and humidity below 35 percent, which is not a common combination here, so we plan on standard cure times.
How we sealcoat
- Clean: we blow and sweep the surface and treat oil spots so the sealer bonds.
- Seal cracks: cracks are filled with hot rubberized sealant first, because sealer alone does not bridge them.
- Patch: failed areas are repaired before sealing.
- Edge and apply: edges are cut in by hand and the sealer is applied in even coats.
- Cure: the area is closed off. HomeGuide puts typical cure times at 12 to 72 hours before driving and 1 to 3 hours before walking.
Is it worth it?
For a driveway in decent condition, yes. HomeGuide lists a national average of about $600, with a 400-square-foot, two-car driveway at roughly $400 to $800. Compared with resurfacing or replacing, that is inexpensive protection. For a driveway that is already breaking up structurally, sealcoat is mostly cosmetic, and we will say so.
Commercial lots
Lots are usually sealed in sections so part of the lot stays open. HomeAdvisor puts parking lot sealcoating at about $0.15 to $0.30 per square foot. Striping is repainted afterward, since sealer covers the old lines.

Sealcoating Questions
How often should I sealcoat in Louisiana?
Every few years for most driveways. HomeGuide gives a range of two to ten years depending on the sealer and climate, and HomeAdvisor suggests every two to five years for parking lots. Strong sun and frequent rain push toward the shorter end.
Can I sealcoat a brand-new driveway?
Not right away. Wait three to six months so the asphalt can cure.
What happens if it rains right after sealcoating?
A light shower after the sealer has set usually does little harm. Heavy rain on a fresh coat can streak or wash it away. That is why we schedule for a dry window and will move the date if storms are forecast.
Will sealcoat hide cracks?
It darkens them but does not fill them. Cracks must be sealed first or they keep letting water into the base.
How long until I can drive on it?
Typically 12 to 72 hours, depending on temperature, humidity, shade and the product. In humid weather, plan on the longer end.
